Living With Expansive Soils
Expansive soils can create damaging movements shrink and swell to foundations and structures. These movements originate from changes in soil moisture. Providing uniform soil moisture next to and under your foundation is the single best thing you can have to reduce or minimize the effect expansive soil movements have on your structure.
Indicators of Expansive Soil Movements
The items below are signs you can look for to determine possible expansive soil related movement. The probability that your foundation has experienced some movement increases with the number of indicators observed, their frequency and location in the structure.
Exterior Indicators
- Diagonal (stair-stepping) Cracks in brick walls. Cracks may go through brick or mortar and vary in width.
- Sagging brick lines when sighting along a wall.
- Bowed or non-vertical walls.
- Separation of wood trim joints at corners.
- Separation of concrete driveway, patio, or sidewalk from foundation.
- Tilting of landscaping/retaining walls.
Interior Indicators:
- Cracks in sheetrock walls or ceilings.
- Bowed or non-vertical walls.
- Bottom of wall separating from the floor.
- Cracks at wall corners.
- Cracks above doors.
- Sticking doors. (warped door frames)
- Sticking windows.
- Sloping floor surface.
- Cracks in ceramic or vinyl tile.
- Cracks in concrete floor 1/16th inch across or wider.
Soil Moisture Changes
Observing soil moisture changes around your foundation is possible, but what about under it? Moisture can move from outside to under your foundation through a property of soils known as suction. Soil suction is similar to placing just a corner of a dry, compressed sponge in contact with a puddle of water. In a short time, the sponge has drawn water throughout itself and grown in volume. While a water source is present, the sponge will continue to absorb water until it is saturated. If the water source is cut-off, then water already in the sponge will distribute itself evenly, but the sponge will not reach saturation.
Water can move horizontally and vertically through the soils under your foundation in a similar manner. As clayey soils draw water to themselves, they too grow in volume (swell or heave) causing your foundation to move. Drying outside your foundation reverses the process. The moist soils will lose volume (shrink) as soil moisture moves out from under your foundation causing the foundation to settle. Shrinking and swelling soil motions can lead to damaging your foundation and structure. Uniform changes in soil moisture are less damaging to your structure than localized changes.
Several sources of soil moisture changes are provided in the following table. You should review the list and possible actions to control or minimize the various sources. Begin practicing the suggested actions as soon as possible to improve your foundation and structure performance. Many of these actions can become a routine part of your ongoing conscientious owner maintenance activities. Annually inspect the area within 5 feet of all sides of your foundation after a rain to determine if proper drainage is maintained away from your structure. Monitor existing cracks for progressive or seasonal movements. Some of the possible actions, suggested in the accompanying table, will require an expert for assistance.

Concentrated source of water which can result in non-uniform foundation movements. |
Direct the discharge line to drip on a concrete pad or splash block which has been properly sloped away from the foundation. |

Loss of soil moisture from under foundation edges may cause foundation settlement. |

1. What does Ram Jack® do?
Ram Jack® dealers (throughout the US and in Canada, Costa Rica, and Panama) install steel piles to support foundations. This can be done for new construction, or as underpinning for existing structures. Ram Jack® dealers often offer other services as well as foundation stabilization, so if you need other services, check out their web page or contact them. 2. How long have you been in Business?
Ram Jack® has been in business for over 30 years, and has been at the forefront of steel pilings for foundations since the beginning. Our first patent was issued in 1987. About 20 other patents have been or are currently owned by Ram Jack®.

3. Can I buy Ram Jack® products?

4. How do I know I have a foundation problem?
You can review the “causes and signs of foundation failure information” in our Learning Center but the only way to know for sure is have one of our trained specialists evaluate your homes foundation. 5. How can I tell if I have foundation problems?
Evidence of foundation failure is seen in a variety of ways: Stair step cracks in your brick are the most common and obvious symptom of foundation failure. You may also see your chimney pulling away or you may even find cracks in the foundation itself. Inside your home, you may see cracks in your drywall, broken window panes, uneven floors, or doors that won’t open or shut properly. All of these signs indicate that your home’s foundation has moved and your home is out of alignment. The value of your largest investment may now be in jeopardy.
6. What happens if I call Ram Jack?
A professional Ram Jack representative will examine your home’s damage, measure variances in the foundation, and determine the best solution for your specific situation.
7. What kind of solutions does Ram Jack have?
For many situations, a Ram Jack steel driven pile system will be installed. The key to this system is the powerful dual hydraulic cylinders which drive the pilings with up to 70,000 pounds of driving force. In order to withstand the extreme pressures of Ram Jack’s hydraulic pile driving system, only heavy gauge high strength carbon steel is used along with a heavy wall independent guide sleeve. This unique design rifles the piling into the soil without the bending or deflection usually associated with inferior systems. Each steel pile is driven deep into the soil until a layer of bedrock or adequate load bearing strata is encountered. The depth of each pile may vary according to the underlying geological formations. Once all piles are securely set, the foundation is carefully lifted to an elevation of maximum practical recovery. This will permanently halt any further deterioration due to settling of your foundation.
Sometimes a customized remedy is required for a permanent solution. Ram Jack’s patented helical piles are the best solution for certain soil types, and for interior applications. High torque from hydraulic gear reduction motors spin helix discs deep into the soil until dependable load bearing strata is reached. Ram Jack has developed sophisticated software to assist engineers in designing the appropriate helix configuration based upon soil strength and applied loads. Our engineering department is consulted every day by engineers all over North America to aid in designing foundation solutions.
Helix piles are also excellent for new construction, especially when bad soil conditions are known to exist on the building site. Concrete foundations can be poured the same day and each pile is independently tested during installation by monitoring the torsion resistance. The Ram Jack new construction helix installations are especially useful in environmentally sensitive areas such as wetlands, tundra, or rain forests.
In other situations, Ram Jack tie backs with specialized brackets may be the appropriate solution for the problem. Whatever the need, Ram Jack has a solution.
8. What are Ram Jack solutions better than others?
Ram Jack offers the best piling system in the industry. All Ram Jack steel is ordered to our specifications directly from U. S. mills. In order to maintain the highest quality product, Ram Jack utilizes state of the art manufacturing processes. Computerized CNC units machine parts within a thousandth of an inch. Meanwhile, computerized plasma tables and robots cut and weld Ram Jack products to exact specifications.
Ram Jack products are coated with a highly durable thermal set plastic coating which insures that all products will stand the test of time and are environmentally friendly. After the materials are clean and dry, the plastic powder is electro-statically applied. Finally, the product is guided through a 40 foot, high temperature curing oven to permanently bond the coating to the product.

9. What will happen if I don’t do the repair?
It’s up to the homeowner you whether or not you want to do the repair. It’s our job to provide you with the most appropriate remedy for your situation. Over time, almost all foundation problems will get worse if they are not properly repaired.

Ram Jack is a family-owned business that began operations in 1968, in Ada, OK. Concrete piering was the original repair method chosen simply because that was essentially the only technology being used at the time; however, it became evident within a few years that the concrete pier did not provide long-term stabilization of foundations and that only a short-term warranty period could be given.
The owners embarked on a research program to develop a repair system that would stand the test of time and one that an acceptable warranty period could be provided to the building owner. The first patent of the Ram Jack system was issued in 1985 and over the past 10 years additional refinements and patents have followed. Also in 1985, Ram Jack moved its corporate headquarters to Dallas and began expanding throughout Texas.
Since the introduction of Ram Jack in Dallas, the company has installed approximately 70,000 piers on approximately 6,500 residential and commercial buildings. The company currently has offices and/or affiliates in Dallas, San Antonio, Tulsa, Oklahoma City, and Ada, Oklahoma, as well as a dealership network that spans the U.S.A.

Residential
CAUSES OF FOUNDATION FAILURE
  
1.EVAPORATION Hot dry wind and intense heat will often cause the soil to shrink beneath the foundation. This settlement may cause cracks to appear throughout the structure.
2. TRANSPIRATION Tree roots may desiccate the soil beneath a home causing the soil to shrink and the home to settle.
3. PLUMBING LEAKS Water from plumbing leaks is often a cause of foundation problems.
4. DRAINAGE Improper drainage is one of the leading causes of foundation failure. Excess moisture will erode or consolidate soils and cause settlement.
5. INFERIOR FOUNDATION CONSTRUCTION Insufficient steel and inferior concrete will contribute to movement in the slab.
6. INFERIOR GROUND PREPARATION Soft, low density soils and/or improperly compacted soil beneath a home is the leading cause of foundation failure. Cut and fill situations should be properly prepared before the soil is ready to support a structure.
7. POOR SOIL CONDITIONS Poor soil and its expansion and/or
contraction contribute to foundation failure.
